A RICS Level 2 Survey includes an internal and external inspection of the property, with condition ratings assigned to each key area. The surveyor will check visible and accessible parts of the home, including lofts, basements and cupboards, and highlight any issues that may need attention.
A RICS Level 3 Survey includes a detailed inspection of the property's structure, condition and construction. It covers internal and external areas, including hard-to-reach places like lofts and underfloor spaces. The report outlines defects, potential risks, estimated repair costs and ongoing maintenance advice, making it ideal for older or larger homes.
A RICS Valuation Report includes a professional assessment of the property's market value, based on a brief inspection, local market data, and recent comparable sales. It’s conducted by a RICS-registered valuer and used for purposes like Shared Ownership, probate, or buying a home. While not a survey, it helps confirm the property's worth, supports price negotiations and is more detailed than a basic lender valuation.
