What to Know Before Booking a Surveyor

There are four main types of home surveys.

Snagging Survey:

  • Snagging Surveys are perfect if you're purchasing a new build home and want to find out whether there are any snags with the property.

RICS Level 1 Home Survey (Condition Report):

  • The RICS Level 1 Home Survey is ideal if you're purchasing a home that is less than 5 years old and in good overall condition.

RICS Level 2 Home Survey (Homebuyers Survey):

RICS Level 3 Home Survey (Building Survey):

  • The RICS Level 3 Home Survey is the most extensive option and is ideal for older or unconventional homes over 50 years old that are showing signs of wear.

  • Read customer reviews: Read reviews to see how other buyers rated their service and communication.
  • Ask about local knowledge: Local surveyors know common issues in the area and give more accurate advice.
  • Check their experience with similar homes: If they've surveyed properties like yours, they’ll spot problems faster and offer more tailored insights.
  • Request a sample report: Make sure their reports are clear, detailed, and include repair advice or cost guidance.
  • Confirm availability: Ask when they can carry out the survey and how soon you'll receive the report, especially if you’re on a tight schedule.

Always speak to the surveyor before booking. Ask what survey they recommend and if you can contact them after the report.

Once you've booked a surveyor, they'll arrange a suitable time to inspect the property, usually by contacting the estate agent or seller directly. You won’t need to be there, but they’ll keep you updated and confirm when the survey is complete. Read more on our guide on what happens after a survey on a house.

A surveyor inspects the condition of a property and provides a clear, detailed report to help you understand any issues before you buy. Their job is to spot problems you might miss, like damp, structural movement, or poor-quality repairs, and explain what it means for you as a buyer. You can learn more by reviewing our House Survey Checklist.

At Konnect You, we’ll help you find the right surveyor and survey type for your property. All our partners are trusted, RICS-regulated (or RPSA if conducting a snagging survey) professionals who’ve passed our strict verification process, giving you peace of mind and expert advice you can rely on.

Survey costs vary based on the type you need, the property size and value, and where it's located. The prices below are based on a typical UK home worth £292,000*.

  • RICS Level 2 Home Survey: £499
  • RICS Level 3 Home Survey: £656
  • Valuation Report: £354

What affects survey costs?

Your costs will vary based on:

  • The surveyor's experience location and pricing
  • The survey type
  • The property's size, age and complexity
  • The property's value

That’s why it’s worth asking for clear breakdowns before you book.

FAQs About Surveying

Answers to common questions about finding and choosing the best house surveyors.

A RICS Level 2 Survey includes an internal and external inspection of the property, with condition ratings assigned to each key area. The surveyor will check visible and accessible parts of the home, including lofts, basements and cupboards, and highlight any issues that may need attention.

A RICS Level 3 Survey includes a detailed inspection of the property's structure, condition and construction. It covers internal and external areas, including hard-to-reach places like lofts and underfloor spaces. The report outlines defects, potential risks, estimated repair costs and ongoing maintenance advice, making it ideal for older or larger homes.

A RICS Valuation Report includes a professional assessment of the property's market value, based on a brief inspection, local market data, and recent comparable sales. It’s conducted by a RICS-registered valuer and used for purposes like Shared Ownership, probate, or buying a home. While not a survey, it helps confirm the property's worth, supports price negotiations and is more detailed than a basic lender valuation.

A Snagging Survey includes a detailed list of defects that fall short of warranty standards, from structural issues to cosmetic snags like poor paintwork or loose fittings. The report is shared with the developer to ensure all problems are fixed before you move in, at no extra cost to you.
