What to Know Before Booking a Home Report

A Home Report is a pack of documents given to prospective buyers that detail a property’s condition, energy efficiency and other important information. It is split into three parts, which are:

  • Single Survey
  • Energy Report
  • Property Questionnaire

Home Reports are only applicable to Scottish properties and are equivalent to the Level 2 survey in other parts of the UK. Sellers are legally required to hire a RICS surveyor to conduct the inspection and publish the report. It is not the same as a Level 3 Survey in the UK which is more comprehensive and tailored to older or unconventional properties.

Unlike other parts of the UK, the Home Report is arranged by the seller before the property is put on the market. It is also made available to all prospective buyers before they commit to a house purchase.

The Single Survey contains a detailed report of the property's condition and an accurate market valuation.

Your surveyor will inspect the interior and exterior of the property, providing a condition rating for individual elements, including the walls, floors, and doors.

They’ll also provide comments on the electrical, heating, and plumbing systems and offer maintenance advice.

What are the Home Report condition ratings?

Condition ratings make the report accessible and easy for buyers to identify urgent repairs. The ratings are as follows:

  • Condition rating 1 (green): no repairs needed
  • Condition rating 2 (amber): Some repair needed, but not serious or urgent
  • Condition rating 3 (red): Urgent repairs required

The Energy Report is carried out by your surveyor and looks into the property's energy efficiency and includes an up-to-date Energy Performance Certificate (EPC).

The EPC provides a grade A-G, with an A grade meaning the property has low running costs and high efficiency, while a G grade indicates high running costs and is harmful to the environment.

The Property Questionnaire is the only portion of the Home Report that is completed by the seller.

All questions must be answered honestly, providing detailed information on any renovations or extensions, planning permissions, and current utility providers, as well as Council Tax documents.

If you are selling a leasehold property, you'll be required to submit service charge information.

A Home Report costs between £300 and £550, based on the average house price in Scotland of £197,000. Exact costs vary depending on the size of the home and the surveyor used.

If the report is over 12 weeks old, you will be charged around £150 to update the property's valuation. Failure to provide a Home Report will incur a penalty of up to £500.
