House Survey Cost Calculator

Updated 17th Jun 2026

Use our quick and easy house survey cost calculator to see a personalised price for your RICS survey.

How We Calculate House Survey Costs

Our calculator uses recent cost data from survey requests made through Konnect You.

Costs are broken down by survey type, property size, and property value to give you a more useful estimate for your situation.

What’s the Average Cost of a House Survey in the UK?

The average UK house survey costs vary by type:

  • Level 2 Homebuyers Survey: Around £499
  • Level 3 Building Survey: Around £656

These are national averages. Depending on where you're buying and the specifics of the property, your price could be higher or lower. Use the calculator above to get a more accurate figure.

Level 2 vs Level 3: Which Survey Do You Need?

A Level 2 Homebuyers Survey works well for conventional properties in reasonable condition. It uses a traffic light system to highlight issues and includes a valuation, but the surveyor won't look behind walls, under floorboards, or in areas that aren't easily accessible.

A Level 3 Building Survey is more detailed. The surveyor examines the property more thoroughly, including areas like the roof space and sub-floor where problems often hide. You'll receive a comprehensive written report covering the condition of every major element of the building, along with advice on repairs and ongoing maintenance.

If the property is older than 1930 or has had significant alterations, a Level 3 survey is usually the better choice. For newer-build or standard properties, Level 2 is often sufficient.

Is a House Survey Worth the Cost?

A house survey is one of the few parts of the buying process that directly protects your money. Surveys regularly uncover problems worth thousands of pounds, from structural movement and roof defects to hidden damp and drainage issues.

That information gives you leverage. You can negotiate a lower purchase price, ask the seller to carry out repairs before completion, or in some cases, decide to walk away before committing to a property with expensive hidden problems.

Skipping a survey to save a few hundred pounds can mean inheriting repair bills that run into the tens of thousands. This is especially true for older properties or homes where the condition is uncertain.

Are There Any Extra Costs Beyond the Survey Fee?

Sometimes, but only if the survey uncovers potential issues. For example, if problems such as damp, dry rot, structural movement, or asbestos are identified, you may need to pay for further specialist investigations.

These are carried out by qualified professionals and typically cost between £150 and £300, depending on the issue.

How Long Does a Survey Take?

Survey duration depends on the inspection type and property size:

  • Level 2 Homebuyers Survey: 2-4 hours typically
  • Level 3 Building Survey: 4-8 hours depending on the property

Your surveyor will give you a realistic timeframe based on your specific property when you book. Reports are typically delivered within 3-5 working days of the inspection.
