Data taken from Konnect You users, Rightmove and ONS.
Wandsworth is still the most popular borough, but it is also the most expensive area in the top 10.
Its average house price is £810,224, more than £100,000 higher than the next most expensive borough in the top 10.
This may help explain why fewer movers are choosing the area. As affordability becomes more important, boroughs such as Brent, Croydon and Bromley are seeing stronger demand.
Where Demand Is Rising
Brent recorded the biggest rise in the top 10, increasing by 7.7%. Barnet also grew by 7.2%, while Croydon and Bromley both saw more movers choose the area.
This suggests more people are looking beyond the most expensive inner boroughs. Price is not the only factor, but better value, more space and strong transport links can all shape where people decide to live.
Dave Sayce, Co-Founder and Managing Director, said:
“When we look at the top of the list, it is clear that the year-on-year decline has largely affected the more expensive boroughs. Wandsworth has the highest average house price and rent price, and it is no coincidence that it has also seen the biggest annual drop. People are increasingly looking for areas that are more affordable while still being relatively close to central London.
“That is likely why Brent has seen a notable rise, and why Lambeth, despite having comparatively high rents, has performed better than Wandsworth. Other boroughs that have seen growth, such as Croydon, Barnet and Bromley, are slightly further out and therefore more affordable.
“If you already live in one of these more affordable areas, rising demand could push property prices up. And if you are considering a move to one of these boroughs, acting sooner rather than later may help you secure a better price.”
What the Data Shows
Affordability appears to be shaping where people move in London.
Wandsworth remains highly popular, but demand is rising in boroughs such as Brent, Croydon, Barnet and Bromley. These areas may offer better value for movers who still want access to the capital without paying the highest central London prices.
Before choosing where to live, it is worth looking at the full picture: commute, rent or mortgage costs, property type, schools, local services and long-term affordability.
