Fishponds is Bristol’s most popular area for home-movers, with 8.23% of people moving to the city choosing the area.
Konnect You analysed moving data from more than 2,300 people who relocated to Bristol. Fishponds came out on top, followed by Bedminster, Kingswood, Horfield and Easton.
But while Fishponds attracted the largest share of home-movers, demand is growing fastest in more affordable areas such as Kingswood, Yate and Brislington.

Fishponds attracted the largest share of Bristol home-movers, putting it almost a full percentage point ahead of Bedminster.
Its average house price is £358,023, which is lower than several other areas in the top 10, including Bedminster, Horfield, Clifton and Redland.
Even so, Fishponds saw the biggest fall in mover demand among the top 10, with an annual drop of 11.57%.
Kingswood saw the strongest growth, with mover demand rising by 28.71%.
It is also the most affordable area to buy in the top 10, with an average house price of £316,597. Its average monthly rent, at £1,270, is also the lowest in the ranking.
Yate, Brislington, Easton and Filton also saw demand rise. Each of these areas has an average house price below the Bristol average, suggesting affordability is playing a clear role in where people are choosing to move.

“The data shows that more people are focusing on the most affordable areas to buy and rent.
“This suggests that if you already live in one of Bristol’s more expensive areas, such as Clifton, Horfield or Bedminster, house price growth may slow as demand begins to level off.
“On the other hand, for those living in or moving to areas where demand is rising, it is likely that house prices in these locations will increase if that demand continues.”
Fishponds is Bristol’s most popular area overall, but the strongest growth is happening in more affordable locations.
Kingswood, Yate, Brislington, Easton and Filton all saw demand rise, while more expensive areas such as Clifton, Redland and Horfield saw demand fall.
For anyone planning a move in Bristol, the data shows why it is worth looking beyond the ranking alone. House prices, rent, transport, property type, local amenities and long-term affordability can all affect which area feels right.
