Why Oadby Leads

Oadby attracted the largest share of Leicester home-movers by some distance.

It also saw strong annual growth, with demand rising by 131.4%. That puts it ahead of other fast-rising suburbs such as Earl Shilton and Blaby & Whetstone.

Its average house price is £285,372, placing it in the middle of the top 10. This suggests home-movers may be weighing up more than price alone, including space, schools, transport and access to Leicester.

Where Demand Is Rising

Blaby & Whetstone saw the strongest growth, with home-mover demand rising by 140.0%.

Oadby and Earl Shilton also saw demand more than double, while Braunstone and Syston recorded large increases too.

This points to a clear shift towards suburban and commuter-led areas. These locations often offer more houses, larger homes and easier access to routes such as the ring road, M1 and A6.

What the Data Shows

Leicester home-movers appear to be looking beyond the city centre.

Oadby, Braunstone, Syston, Earl Shilton and Blaby & Whetstone all saw strong growth. Belgrave, Evington, Narborough and the City Centre saw demand fall.

For anyone planning a move in Leicester, the data shows why it is worth looking at the wider area. House prices, rent, property size, commute, local amenities and long-term affordability can all affect which location feels right.
