Mill Road is Cambridge’s most popular area for home-movers, with 21.2% of people moving to the city choosing Mill Road and the surrounding area.
Konnect You analysed moving data from just under 900 moves to Cambridge. Mill Road came out on top, followed by Chesterton, Cambourne, Cottenham and Trumpington.
While Mill Road attracted the largest share overall, several areas outside the city centre saw stronger annual growth.

Mill Road attracted the largest share of Cambridge home-movers by a clear margin.
Its average house price is £543,570, placing it in the middle of the top 10. Its location south of the city centre, local amenities and strong access to Cambridge may all help explain its popularity.
Demand dipped slightly, but Mill Road still remains well ahead of every other area in the ranking.
Girton saw the strongest growth, with home-mover demand rising by 68.3%.
Cambourne, Linton, Burwell and Cottenham also saw demand rise. Many of these areas sit outside central Cambridge, which suggests more people may be looking further out when choosing where to live.
Price does not appear to be the only factor. Girton has the highest average house price in the top 10, but it also recorded the biggest increase in demand.

“It does seem that areas just outside the city are becoming more popular than locations within Cambridge itself.
“This does not necessarily appear to be driven by price, as Girton, the most expensive area on the list for buying a home, also recorded the biggest increase in home-movers.
“That said, if you own property just outside the city centre, you may be more likely to see demand rise slightly. Demand within the city centre could dip a little, but it is still expected to remain strong.”
Mill Road remains Cambridge’s most popular area for home-movers, but the fastest growth is happening outside the city centre.
Cambourne, Cottenham, Girton, Linton and Burwell all saw demand rise, while Chesterton and Fen Ditton saw sharper falls.
For anyone planning a move in Cambridge, the data shows why it is worth looking beyond the central areas alone. House prices, rent, transport, property type, local amenities and long-term affordability can all affect which location feels right.
