Llanishen is Cardiff’s most popular area for home-movers, with 21.1% of people moving to the city choosing Llanishen and the surrounding area.
Konnect You analysed Cardiff moving data to see where people are choosing to live. Llanishen came out on top, followed by Ely, Canton & Pontcanna, Roath and Cardiff Bay.
Several areas closer to the city centre saw demand fall, while Llanishen, Ely, Roath and Radyr all recorded annual growth.

Llanishen attracted the largest share of Cardiff home-movers by a clear margin.
Its average house price is £411,606, making it the most expensive area to buy in the ranking. Even so, demand rose by 3.3%.
This suggests home-movers may be choosing Llanishen for more than price alone, with space, property type and access to Cardiff all likely to play a part.
Where Demand Is Rising
Radyr saw the strongest growth, with home-mover demand rising by 40.5%.
Ely also recorded strong growth, with demand up 16.8%, while Roath and Llanishen saw smaller increases.
By contrast, Cathays, Cardiff Bay and Canton & Pontcanna all saw demand fall. Cathays had the sharpest drop, down 40.0%, and also had the highest average monthly rent in the ranking.

“Cathays is well known for its student population, and with student rents typically being higher on average than other HMOs, according to StuRents, this may point to an ongoing shift away from the area for affordability reasons.
“As a result, landlords in Cathays could see demand for their properties begin to soften in the coming years.”

Cardiff home-movers appear to be looking beyond some of the areas closest to the city centre.
Llanishen, Ely, Roath and Radyr all saw demand rise, while Cathays, Cardiff Bay, Canton & Pontcanna and St Mellons saw demand fall.
For anyone planning a move in Cardiff, the data shows why it is worth looking beyond the ranking alone. House prices, rent, property size, transport, local amenities and long-term affordability can all affect which area feels right.
