Armley is Leeds’ most popular area for home-movers, with 7.4% of people moving to the city choosing the area.
Konnect You analysed moving data from just under 1,700 people who relocated to Leeds. Armley came out on top, followed by Adel, Garforth, Alwoodley and Cross Gates.
Affordability appears to be a clear factor, with Armley among the cheapest places to buy in the top 10 and the cheapest area to rent.

Armley kept the top spot and attracted the largest share of Leeds home-movers.
Its average house price is £195,060, making it one of the most affordable places to buy in the top 10. It also has the lowest average monthly rent, at £928.
That mix of lower buying costs and lower rents may help explain why Armley remains such a popular choice.
Harehills saw the strongest growth, with home-mover demand rising by 43.9%.
Cross Gates, Morley, Roundhay and Adel also saw strong increases. Harehills is the cheapest area to buy in the top 10, while Morley and Armley are also among the more affordable locations.
This suggests price is playing an important role in where people choose to live, although higher-value areas such as Adel and Roundhay also saw demand rise.

“More affordable areas of Leeds saw an increase in home-movers, and we expect that trend to continue. If you own a property in one of Leeds’ more affordable areas and are considering selling, you can expect strong demand.
“In contrast, demand in some of the more expensive areas appears to be easing.
“If you are planning to buy in one of Leeds’ more affordable neighbourhoods, it may be worth acting sooner rather than later. Summer is typically the busiest time for house buying, so competition and demand is likely to be at its highest.”
Armley is Leeds’ most popular area for home-movers, but the biggest rise in demand came from Harehills.
More affordable areas such as Harehills, Morley and Armley appear to be holding strong appeal. At the same time, demand has softened in higher-priced areas such as Alwoodley, Garforth and Headingley.
For anyone planning a move in Leeds, the data shows why it is worth looking beyond the ranking alone. House prices, rent, transport, property type, local amenities and long-term affordability can all affect which area feels right.
